1. Agreement to Terms
By accessing or using BTL.properties ("the Platform"), you agree to be bound by these Terms of Service ("Terms"). If you disagree with any part of these Terms, you do not have permission to access the Platform.

BTL.properties provides property investment analysis tools and reports for UK buy-to-let properties. Our services include:
- Property valuation analysis and offer recommendations
- EPC (Energy Performance Certificate) compliance assessments
- Financial modeling and yield calculations
- Comparative property analysis
Important: Our analyses are for informational purposes only and do not constitute financial, legal, tax, or investment advice.
3. User Accounts
3.1 Account Creation
To use our Platform, you must create an account. You agree to:

- Maintain and promptly update your account information
- Maintain the security of your password and account
- Accept responsibility for all activities under your account
- Notify us immediately of any unauthorized use
3.2 Account Termination
We reserve the right to suspend or terminate your account at our discretion, without notice, for conduct that violates these Terms or is harmful to other users, us, or third parties.

- Interfere with or disrupt the Platform or servers
- Reproduce, duplicate, copy, sell, or resell any part of the Platform without permission
- Use automated systems (bots, scrapers) to access the Platform
- Impersonate any person or entity or misrepresent your affiliation
- Upload or transmit viruses or malicious code
- Collect or harvest user information without consent
5. Intellectual Property
The Platform and its entire contents, features, and functionality are owned by BTL.properties and are protected by copyright, trademark, and other intellectual property laws.
You may not:
- Modify, reproduce, or create derivative works from our content
- Distribute, sell, or license our proprietary analysis methodologies
- Remove or alter any copyright, trademark, or proprietary notices
6. Payment and Subscriptions
6.1 Fees
Certain features of the Platform require payment. All fees are stated in British Pounds (GBP) and are non-refundable except as required by law.
6.2 Billing
For subscription services, you authorize us to charge your payment method on a recurring basis until you cancel. You are responsible for all charges incurred under your account.
6.3 Cancellation
You may cancel your subscription at any time. Cancellation will take effect at the end of your current billing period.

7.4 Third-Party Data
Our analyses rely on third-party data sources. We are not responsible for errors or omissions in third-party data.
8. Limitation of Liability
To the maximum extent permitted by law:
- BTL.properties shall not be liable for any indirect, incidental, special, consequential, or punitive damages
- Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim
- We are not liable for any losses arising from property investment decisions made using our Platform
9. Indemnification
You agree to indemnify and hold harmless BTL.properties, its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:
- Your use of the Platform
- Your violation of these Terms
- Your violation of any rights of another party
- Investment decisions made using our Platform
10. Data and Privacy
Your use of the Platform is also governed by our Privacy Policy. By using the Platform, you consent to our collection and use of your information as described in the Privacy Policy.
11. Modifications to Service
We reserve the right to:
- Modify or discontinue any part of the Platform at any time
- Change fees and billing methods with 30 days' notice
- Update these Terms by posting revised terms on the Platform
Your continued use of the Platform after changes constitutes acceptance of the modified Terms.
12. Governing Law and Disputes
These Terms shall be governed by the laws of England and Wales. Any disputes arising from these Terms or use of the Platform shall be subject to the exclusive jurisdiction of the courts of England and Wales.
13. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.

These Terms, together with our Privacy Policy, constitute the entire agreement between you and BTL.properties regarding use of the Platform.
